What Maintenance Do Different HVAC Systems Require?

Maintenance is absolutely necessary for all parts of your HVAC system. This is how you can keep your heating and cooling systems working as effectively as possible, while eliminating inefficiency and drastically reducing the need for repairs. It will also help your equipment last for as many years as possible, and stay under manufacturer warranty for as long as possible, too.

But HVAC systems are not all the same. There are different ways to heat a home, and different ways to cool a home. We want to emphasize, overall, that twice-a-year maintenance should be considered your baseline regardless. Exactly what maintenance, and at what time of year, do you need to plan for with different types of HVAC equipment? Here’s a rundown for you.

Furnaces

An electric furnace can run for twenty years, or a gas furnace for about fifteen, as long as it has maintenance professionally performed every year. This is usually done in the fall. Without that maintenance, the furnace may only last half as long! Your furnace maintenance will help you stay evenly warm throughout your house and also includes testing for safety concerns to protect you, your home, and your family.

Boilers

A boiler’s lifespan can be even longer than a furnace’s. Sometimes they keep chugging along for thirty years! They don’t need repairs very often because of their limited number of moving parts, but the best way to make sure you won’t have a breakdown in the winter is to get maintenance done in the fall. Temperature, pressure, safety mechanisms, and more will be checked.

Heat Pumps

While most folks in our area use heat pumps for supplemental heat and not as the only heating system in the home, it’s still important to consider that they work much more of the year than an air conditioner would. During your fall maintenance appointment, make sure you have your heat pump checked over as well as whatever other heating system you have. 

Heat pumps are electric, so they don’t pose the same hazards as gas-burning heating systems, but they do require safety checks to prevent things like electrocution and fires. They also have refrigerant coils and drainage lines that need cleaning and inspection, as well as compressors, blower fans, and motors, which need cleaning and fresh lubricant twice a year.

Air Conditioners

An air conditioner has almost exactly the same components, and thus the same maintenance needs, as a heat pump. However, since you only run the air conditioner in the summer, you’ll only need to pay serious attention to it at your spring HVAC maintenance appointment. Do keep an eye out the rest of the year for any issues, because getting repairs done promptly can keep problems small and manageable and avoid major breakdowns.
